Living here
Oak canopy and lakefront on the edge of Lake Nona. Mature trees, a bigger lot and room for the boat, without leaving the Orange County school lines. Saturdays mean kayaks on Lake Mary Jane and trails through Split Oak, then twelve minutes back to Town Center for the groceries.
What's actually available in Moss Park & Narcoossee
This is the smallest inventory of the six and the one that rewards being early. There is no new phase coming — these are established neighborhoods hemmed in by Moss Park and the Split Oak preserve, so what's for sale is what's for sale. When a lakefront lot or a real acre comes up on Narcoossee Road, it tends to be spoken for by people who already knew it was coming.
The houses vary far more than the ZIP code suggests. Lot lines, tree cover, whether you're on utility water or a well, what the septic situation is, whether there's actually room and legal permission for the boat and the RV — these are the questions that decide it here, and none of them are answerable from a listing photo. We know which streets have the canopy, which ones flood at the low end after a wet August, and who's thinking about selling next spring.
- Well and septic are common on the larger lots. Both are fine — both need their own inspection, and neither is in a standard one.
- Lot size and tree canopy are the whole premium here. Two houses a block apart with identical square footage are not comparable.
- Same Orange County school assignment as Lake Nona, at a different price. That's the entire reason this community exists as an option — and it's why the good ones don't sit.
Inventory is thin. Being on our list early is the advantage.
