We deliberately keep this list short. These are the neighborhoods we drive daily, where we know the builders, the HOAs and the back roads.
Lake Nona
Medical City, master-planned, fifteen minutes to MCO. The hospital, the school and the gym sit inside the same few square miles, from Laureate Park's front porches to the estate lots out on the golf course. Mornings start on the trail network, lunch happens at Boxi Park, and the drive to your gate at the airport takes fifteen minutes.
Moss Park & Narcoossee
Oak canopy and lakefront on the edge of Lake Nona. Mature trees, a bigger lot and room for the boat, without leaving the Orange County school lines. Saturdays mean kayaks on Lake Mary Jane and trails through Split Oak, then twelve minutes back to Town Center for the groceries.
Saint Cloud & Sunbridge
Historic lakefront town with brand-new neighborhoods on its northern edge. A real town rather than a subdivision at the lakefront end, and a brand-new house that sits lightly on the land up at Sunbridge. Afternoons run down to the lakefront pier and the marina, and up at Sunbridge the trails were laid before the streets were, with the Turnpike ten minutes out and Lake Nona fifteen north.
Mount Dora
Hillside historic downtown above Lake Dora. A walkable downtown, a lighthouse at the end of the street, and a festival most months of the year. Mornings are coffee on Donnelly Street, afternoons are out on the Harris Chain, and Orlando is forty minutes away when you want it.
Winter Garden & Horizon West
Brick main street on the West Orange Trail, with Horizon West behind it. A walkable downtown on Saturday and a brand-new house on Sunday, made for anyone working the tourism corridor. Farmers market on Plant Street, bikes on the trail, and the theme-park gates fifteen minutes down the road.
The Villages & Wildwood55+
America's largest 55+ community, built around three town squares. For retirees who want a full calendar, fifty golf courses and neighbors who actually show up. Pickleball in the morning, a cart ride to the square at five, and live music every night of the year.
