Hillside historic downtown above Lake Dora. A walkable downtown, a lighthouse at the end of the street, and a festival most months of the year. Mornings are coffee on Donnelly Street, afternoons are out on the Harris Chain, and Orlando is forty minutes away when you want it.
What's actually available in Mount Dora
Mount Dora is a small market with a wide spread, and the interesting inventory rarely looks interesting online. A historic-district house is bought on its bones — foundation, roof, wiring, what the last renovation actually did versus what it covered up — and the listing photos are usually the least informative part of the file. Out at Sullivan Ranch, Lakes of Mount Dora and Stoneybrook Hills you're in a different and much more conventional market, and on the Harris Chain you're buying water access, which has its own set of questions entirely.

- Insurance is the swing factor on older housing stock. Roof age and panel type can move the annual premium by thousands, and can make a house uninsurable for some carriers outright.
- Downtown-adjacent is a lifestyle choice with a dozen festival weekends in it. Wonderful, and worth walking the block on an event Saturday before you commit.
