What's actually available in The Villages & Wildwood
Buying in The Villages does not work like buying anywhere else in Florida, and this is the one community on our list where an outside search will genuinely mislead you. A large share of the resale volume moves through the developer's own sales organization rather than the open market, so what you can see online is a partial view by design. The community also spans three counties, and where a house sits — north of 466, between the corridors, or down at Brownwood and the newer southern villages — changes the price, the cart routes, the golf access and the feel more than the floor plan does.
The purchase price is also not the number. Most homes carry a bond in addition to the price, along with the monthly amenity fee and, depending on the villa, a maintenance assessment. Two identical houses can differ by tens of thousands in what you actually owe, and one of them may have had its bond paid off.
